From loose flashing and staining to curling and missing shingles, there are a multitude of tell-tale signs that you may need a new roof for your home. A roof is a big investment, we get it. But the longer you wait to replace one that’s aging, the higher your risk of encountering bigger problems later on, such as leaks.
Age isn’t the sole factor when considering when to replace your roof. Be on the lookout for these signs that roof replacement is in your near future.
1. Granules From Shingles Blocking Up Gutters
Those black granules that start to accumulate in your gutters are coming from degrading asphalt roofing shingles. This is a sure sign that your roof is deteriorating or nearing the end of its useful life. Those granules are needed on your shingles for a good reason: they protect your roof from the damaging effects of the sun. Once those are stripped away, there’s no longer a source of protection and the shingles will wear away and get brittle.
2. Cracked, Curling Shingles
Weather and age happen to be the two biggest culprits contributing to your shingles cracking or curling up. But this may also happen because of defective products or improper installation by the previous roofing company. When you see curling or buckling shingles, or you get tired of continually replacing shingles that fail, it may be time for a new roof.
3. Persistent Ice Dams in Winter
Ice dams are spurred by freeze-and-thaw cycles forming ice buildup at the edges of your roof. Melting snow cannot properly drain off your roof in this case, so the ice dam is like a barrier. Any water that makes its way under your shingles and leaks inside can pave the way for ice dam formation at the roof eaves.
4. Stains on Interior Walls and Ceilings
These are water stains that stem from leaks in your roof. It’s tough to find out where those leaks are actually coming from, though, as small leaks tend not to drip straight down but travel along roof panels or attic wood columns. That water then drips onto your insulation and leaves behind unsightly spots on your ceiling, leaving you confused as to where the actual source was. In fact, in many cases, the source of the leak is located far from where the spots are showing up. A professional roofer is the only one who can make this diagnosis.
5. Missing or Misaligned Shingles
Do you seem to be losing shingles constantly, particular in storms and high winds? A new roof may be on the horizon. In addition to weather, you may also be losing them to critters that climb up onto your roof, or even when you have a damaged sealant strip under the shingles.
6. Loose or Missing Flashing
The flashing around chimneys and vents serves an important purpose: it keeps water from seeping in around the seams. With improper flashing installation or storm damage, it’s not uncommon for flashing to get loose or rusty, encouraging the invasion of water.
